How can I sell my property at Auction?


Selling your property at Auction is surprisingly easy.  After your evaluation you will be asked to sign a listing agreement.  Once we have everything we need from you we can begin the marketing process.  Usually the entire process from start to close will take approximately 30-60 days.


 


As Sellers when do we pay for your services?


No out of pocket expenses will be required until after the sale.  Usually at closing.


 


What can I expect my property to bring at Auction?


By freezing the market you are giving Buyers a deadline to purchase your property.  All other listings will take a backseat to your sale and you will determine the Market Value.  Your net often times is greater at auction than it would be by listing privately due to the previously mentioned facts and thanks to the quick manner of Sale by Auction you will experience reduced holding cost, and time value of money.


 


Can I see the property before the sale?


Yes, usually there are scheduled "Preview Date" advertised with the sale. If there are none available or you cannot make it to the date and time scheduled you may call our office at 1.800.450.3440 to set up a private viewing.


 


What should I do before the sale?


Before the sale you should decide what you would like to pay for the property. If you are not paying 100% out of pocket then you should contact a lending institution to be guaranteed a loan. Since sales conducted by auction have no contingencies, by placing a bid at the sale you are guaranteeing closing on or before the date specified in the auction Terms & Conditions.


 


What do I need to do to bid?


You will need to bring a valid ID and a check which will be for the earnest money amount specified at the end of sale. Usually a percentage (found in the Sale Terms & Conditions). You should try to arrive one hour before the sale time so you may register and receive your bidder number. Also, it's your responsibility to find out about any changes to the sale which may have recently occurred.
